That’s one hell of a sausage fest going on there.
In my line of work, I have the pleasure with working alongside folks who have more money than God. And I can attest the Kroenke thing is real. I asked him directly.

Just imagine a student housing complex on the upper levels and commercial/entertainment spaces on the first levels. In all of the green space surrounding the athletic complex.
Then completely rejuvenate the Greek system, and allow them to fundraise in order to completely rebuild fraternity/sorority row. Bridging the athletic complex to the main campus.
Add another 2500-3000 beds of nice dorm space, increasing undergraduate student housing and population. Closing the deficit and possibly start generating money.
The actual possibilities are endless and could fund the entire athletic program.
